We work with both passive cash investors, as well as active real estate investors who want a strong return backed by real estate. Often, with real estate transactions time is of the essence, and the person who can close the fastest with cash can get more deals than the person relying on bank financing. While we have strong relationships with banks, they aren’t going to help when we need to close in two weeks to help a seller avoid foreclosure. Our cash investors are perfect for these situations. We set up a loan agreement backed by the property, purchase the property with investor money, compete the renovation, and pay the investors back upon refinance of a rental or sale of the flip with healthy interest. Our investors get a solid guaranteed return, and we can help more homeowners by doing more deals than if we were stuck using all our own funds. This is our lowest risk type of investment.
If you are a more risk tolerant investor, we could joint venture on a project where you would share in the profits, but if we lost money, you would also share in the loss. Our partnerships with active investors typically look a bit different. Not every deal works for us since we are fairly picky in the areas in which we invest, the types of properties we buy, and we are very strict with our numbers to protect ourselves and our investors capital. We still want to help these homeowners, so we either partner with other investors or pass the lead on to them for a small fee.
